How to analyse an investment property using Property Analyser?

If you are anything like me then you want to enjoy and understand what you read, and don’t want to be left more confused at the end of it.

So I have split this guide into 3 steps and lightly touch on each part. This will give you enough information to get started and explore Property Analyser.

Step 1. Searching for a property.
Step 2. Interpreting the property report.
Step 3. Adjusting the figures to take into account your personal situation.

 Step 1: Searching for a property.

Searching for an investment property using Property Analyser is very simple.

  1. Go to Property Analyser and login if you are not logged in yet.
  2. On the lefthand sidebar click on “Property Analyser”.
  3. Start typing the property address and select your property from the list provided.
  4. Enter a price.

That’s it!

Step 2: Interpreting the property report.

The property report has 6 sections.

  • Property-Analyser Summary
  • Estimations
  • Investment Details
  • Valuation
  • History
  • Demographics

Each section has a purpose in helping you determine whether your property is a suitable investment property.

Property-Analyser Summary

The Property-Analyser Summary section gives you a quick overview of the property report. It tells you what you really want to know about the property when you don’t have time to analyse everything in detail or when you are just skimming through properties and are doing a quick comparison.

Estimations

The next section in the property report is the Estimations. What makes Property Analyser different to other property investment tools is that it is a fully automatic solution. It will estimate all the figures for you. However Property Analyser was built to be flexible and will allow you to change any of the figures.

Investment Details

The Investment Details section is the heart of Property Analyser. Here is where all the analysis takes place and where all the numbers are crunched. You will find detailed cash flows forecasted to 10 years and graphs to help you better visualise the numbers. Both the graphs and the charts are interactive and can be used to reveal more details.

Valuation

The Valuation section is also an important part of a property analysis report. An estimate of the value of the property is derived by using comparable sales in the area.

Demographics

And last, but not least, is the Demographics section. Here you will find a quick overview of the area the property is located in. Find out if the area is suitable for investment by checking:

  • Whether a tenant can afford to rent the property
  • Employment/unemployment in the area
  • Most common property types and number of bedrooms in the area
  • Population and population growth figures
  • And more

Step 3. Adjusting the figures to take into account your personal situation.

Property Analyser allows you to adjust the figures it estimates in the Estimations section, as mentioned above.  All figures in the Estimation section can be changed. Just enter the value you would like to use and click on the update button.
